Pricing, discounts and taxes

Rates, fees, discounts, custom quotes, PriceLabs, lodging taxes.

A listing’s price is yours. The tools make it easier to set well, and the fee is always shown separately from it.

Rates and fees

A base nightly rate, per-date prices for weekends and seasons, a cleaning fee, an extra-guest fee after the guests included, and a security deposit if you want one. The quote a guest sees adds the lines up and shows the service fee and the taxes on their own lines.

Discounts (Premium)

Weekly and monthly, early-bird, last-minute, and a direct discount you set for guests who book here instead of on a marketplace, so the saving on the fee can be theirs. Discounts stack or not, as you choose.

Custom quotes (Premium)

When a guest negotiates in the inbox, send them a quote of your own for their dates; they book it from the thread at that price.

Discount codes

When a guest is on the fence, send them a code from the conversation: a percent off the nights of that listing, for their account only, good once, until a date you choose. It is posted into the thread as a message. The guest presses “Use it”, or types the code under “Have a code from the host?” on the listing page, and the quote shows it as its own line after any sale already running. Fees, taxes and the service fee stay as they are. Booking spends the code; you can withdraw one that is still open, and nobody else can use it.

PriceLabs (Premium)

Connect your own PriceLabs account under Settings → Integrations and switch it on per listing; PriceLabs’ prices for each date flow into the listing on a schedule.

Lodging taxes

Taxes are added from a table we keep for each place, state, county and city, with the source and the date it was checked. If your listing has its own rate, take it over on the listing’s Pricing page. The guest’s invoice shows every tax line.
